Assess the material and its condition
EPA notes that mold in some porous materials may be difficult or impossible to remove completely. Ask which drywall, insulation, ceiling tiles, carpet or other items are involved and why each recommendation differs.
A surface stain does not prove every concealed layer needs removal. Request the observed findings and access limits behind the proposed boundary; an initial estimate may require a documented change when a cavity is opened.
Set the controlled-removal boundary
Ask what nearby rooms, contents and finishes will be protected and how affected debris will leave the work area. Agree who authorizes additional removal if new findings extend beyond the described scope.
Do not scrape, sand or pull away coverings to prepare a call. Suspected hidden growth can be disturbed during investigation; the opening and removal method belongs with the appropriate professional.
Question treatment and coating terminology
Ask what a product or coating is intended to achieve and why it is proposed for this material. EPA advises against simply painting or caulking moldy surfaces before cleaning and drying them.
A coating should not conceal an unresolved dampness question. Request the cleanup record and explanation of moisture correction before finishes cover the inspected surfaces.
Agree what rebuilding includes
List insulation, wallboard, texture, paint, trim and specialist finishes individually. Determine who performs the restoration, whether it is included and who accepts a ready-to-rebuild area.
If an item is valuable or difficult to replace, consult the appropriate restoration specialist before an irreversible disposal decision. Our contents guide helps organize belongings separately from building-material removal.
Keep removal and restoration distinct
| Material decision | Record to request | Separate responsibility |
|---|---|---|
| Retain or clean | The condition and reason for the recommendation | Correcting the source that made the material wet. |
| Remove or open | The first authorized boundary and change process | Protecting nearby finishes and handling debris. |
| Replace or rebuild | The agreed handoff and remaining limitations | Insulation, wallboard, texture, paint and trim. |
