What needs attention
A rental bathroom needs permission for access. The person reporting a bathroom concern may not have authority to remove its wall finish. Who can approve assessment, opening and restoration, and what information does the resident need before the visit?

Resident entry and wall removal need different authority
A renter may report the bathroom condition and admit an authorized visitor without permission to remove finishes. Document the cabinet, wall or seam involved and notify the relevant owner contact. The first useful decision is what can be assessed with present consent, rather than assuming a room report authorizes demolition.
Explain the next permission before the visit
If findings may justify an opening, identify who approves that step and subsequent restoration. The resident also needs the proposed room restrictions and access arrangements. A cleanup agreement should separate those permissions from the person receiving the observation, so newly implicated material is not removed on an assumed blanket authorization.
Access for the affected space
For a shared building, establish the unit number, management contact and permission for any common component. An individual room stain does not settle responsibility for a shared roof or mechanical system. For the occupied residence, identify who can authorize room access and any change to retained finishes.
