What needs attention
A coating is proposed over a stained surface. The purpose of a coating must be separate from removal of growth and moisture correction. What cleanup and drying evidence will be recorded before any covering treatment is authorized?

A coating needs a purpose beyond hiding the stain
Ask what the proposed coating is intended to achieve for the particular assessed material. EPA cautions against simply painting or caulking over moldy surfaces before cleaning and drying. A change in appearance should not be presented as evidence that affected material was appropriately addressed or the water source corrected.
Review the underlying record before covering
The proposal should identify cleanup findings, moisture correction and any inaccessible section that remains uncertain. If the material needs further examination or removal, a coating does not answer that decision. Agree who reviews the record before the new covering makes the earlier surface unavailable for direct observation.
Access for the affected space
Bring existing inspection or repair records for the affected space and name the person authorized to approve changes. Written records help distinguish earlier work from the present concern. For material removal, agree the additional-work approval process and name the trade responsible for rebuilding.
